NYC Local Law 84 and 133
NYC's Local Law 84 of 2009, also known as the Energy Benchmarking Law, requires owners of buildings over 50,000 square feet to report their energy and water consumption data annually to the City of New York. This law aims to promote energy efficiency and sustainability by providing building owners with valuable information about their energy usage.
Local Law 84 was amended by Local Law 133 of 2019 to include buildings over 25,000 square feet in New York City.
NYC Local Law 87 (Retro Commissioning and Energy Audits)
NYC's Local Law 87 of 2009, requires owners of buildings over 50,000 square feet in New York City to conduct periodic (once every decade) energy audits and retro-commissioning of their buildings. The law aims to improve energy efficiency and reduce greenhouse gas emissions in large buildings.
New Jersey Benchmarking Law
New Jersey's benchmarking law of 2018, requires owners of large buildings over 50,000 square feet to annually report their energy and water consumption data to the state's Division of Property Management and Construction. This law aims to promote energy efficiency and sustainability by providing building owners with valuable information about their energy usage.
New Jersey amended this law in 2020 to include properties over 25,000 square feet.
NYC Local Law 97
NYC's Local Law 97 of 2019, is a groundbreaking climate change legislation that requires significant reductions in greenhouse gas emissions from buildings in New York City. The law sets emissions limits for buildings larger than 25,000 square feet and mandates that they meet certain reduction targets by 2024, 2030, and 2050. The aim is to promote energy efficiency, reduce greenhouse gas emissions, and improve the overall sustainability of New York City's buildings. Building owners will need to take measures to improve their building's energy performance, such as upgrading heating, ventilation, and air conditioning systems, and increasing their use of renewable energy sources. Compliance with the law's emissions limits and reduction targets is mandatory, and buildings that fail to meet these requirements may face penalties and fines.
Local Law 77 of 2015
NYC's Local Law 77 of 2015, also known as the Cooling Tower Registration and Testing Law, was enacted to address public health concerns related to cooling towers in New York City. The law mandates the registration, inspection, and regular testing of cooling towers to prevent outbreaks of Legionnaires' disease and other waterborne illnesses.

Local Law 31 of 2020 (LL 111 of 2023)
Local Law 31 of 2020 (and as amended by Local Law 111 of 2023) mandates that landlords of residential buildings in NYC have X-Ray Fluorescence (XRF) lead inspections by EPA-certified inspectors and EPA Federally Certified Firm to detect lead-based paint, with a deadline of August 9, 2025, for all units. Apartments housing children under 6 require testing within a year of their move-in. Additionally, Local Law 111 of 2023 extends this requirement to include common areas, aligning with the August 2025 deadline.

NYC Local Law 126
NYC's Local Law 126 of 2021, requires parking garages and lots in New York City to undergo periodic inspections and to post inspection results in a visible location. The inspections cover a range of safety and operational issues, such as fire protection systems, structural stability, and adequate lighting. Parking garage and lot owners are required to retain inspection reports and make them available for inspection upon request by the Department of Buildings or other authorized personnel. The aim of the law is to ensure the safety of New York City residents and visitors who use these parking facilities. Non-compliance with the law's requirements may result in penalties and fines.
Local Law 11
Local Law 11 of 1980, also known as the Façade Inspection and Safety Program (FISP), is a law in New York City that requires owners of buildings taller than six stories to have their façades inspected and maintained at regular intervals. The law was enacted in 1980 after several incidents of falling debris from buildings in the city, which posed a serious safety hazard to pedestrians and buildings occupants. Under Local Law 11, building owners are required to hire a licensed professional to inspect their building façade every five years and to submit a report to the New York City Department of Buildings. The report must include any necessary repairs or maintenance to ensure the safety of the building façade. Building owners who fail to comply with the requirements of Local Law 11 may face significant penalties and fines.
